Newsletter from Montana
September 2005
We are all getting planted into a larger pot. My husband bought DL Aviation, whereby DL does not stand for Dorothea or Darrell Lowe, but for Detroit Lakes in Minnesota. I will move my office from the airport into our house in Red Lodge by the end of the month and hire five new agents in November. My daughter Tuula made her pilot's license this month and then took off for the University of Oregon, taking our weather computer with her. I posted a different site there now.

If you are looking for a larger pot as well, I just listed a five bedroom home in the Red Lodge Country Club Estates for a measly $ 292,000. Three baths, double garage, hot tub, vaulted ceilings and all the yard maintenance is done by the homeowner's association. It has a great room, which features the country kitchen, dining and living all in one with fire place and patio doors to the back deck. Just one mile from downtown!
If you need a larger pot for your cattle and wheat, or want to try your hand at dry land potatoes (which are delicious), I listed another working cattle ranch just 16 miles north of Red Lodge with stunning mountain views and swarming with wild life. There are a total of 1,170 acres of rolling hills of grass, 356 can be irrigated for $ 1,630,000. A pivot is in place and there are hookups for more pivots and underground pipe for gravity fed wheel lines. There is an 18 acres fish pond, numerous springs and draws or coulees which are great hiding places for wild life. No wonder there are over 100 white tail, mule deer and antelopes on the property along with a variety of upland birds. There are a couple of old homesites on the land, phone, electric and natural gas to different parts, but there is no house. The place can run about 200 head of cattle and you would still have some hayground and a 100 acres wheat field. The hayground produces 2 tons an acre per cutting if you do not irrigate. The area receives about 18" of rain per year, which is enough to keep the hills green in spring and well into the summer. Right now the hills are autumn gold. If you should run short of irrigation water during the summer months, you can request water from Cooney Dam which will be released into the irrigation ditches for your use. The fee for that is well under $ 500 per year. If that is too much land to handle, a 320 acres parcel could be split off for $ 435,000
Also the castle in Nye finally has been finished! It took 5 years since they started building it. They added the rod iron banister, finished the stairs, set the tub, finished the shower, installed the fixtures in the guest bath and finished all the downstairs rooms with Berber Carpet and the swimming pool liner has also finally has arrived and is being installed as we speak! The home is extremely well insulated and can be heated with just a few dollars per month. Not only that, but you can disconnect from the grid all together and run the home on solar and wind power alone. All the machinery has been installed and it's ready to go! On 20 acres with creek front, close to the National Forest, 55 miles from the ski mountain and 70 miles from the nearest commercial airport. $ 995,000
The other listing that is off the grid and works self-sufficient with dinner arriving at your doorstep in form of wildlife and surrounded by National Forest with a creek running through it is this log home on 410 acres. If our currency goes sour, there you can even find gold in the creek bed. You got it made on that property! In spring it all bursts into wild flowers and in autumn you have the colorful underbrush. Take a look, I took some fall pictures.
The owner of the island in the Rosebud River will exchange half of the purchase price of $ 295,00 for a condo in any of the Western States and the other half in cash. How about it? If you like to fish, you got it made there.
The
log home on the way to the ski runs in Red Lodge is now also finally finished. The railings are installed and the decks are stained. Not only that, but they lowered their price to $ 325,000 for a quick sale, so they can start building this year. From there you will have unobstructed and close up views of the mountains.
For an income property this looks like the great fall special:
The storage units on 6 acres in northern Wyoming lowered their price to $ 295,000 - even if you hire somebody to collect the rent for $ 10,000 a year, you still have a net operation income on your investment of 8% and you can raise that if you want to finish the third building. Greybull is a growing town with Hawkins and Powers opening their doors and hiring, an Ethanol plant is negotiating with the city, oil is being drilled, starting this month and more!
I decided to give our warehouse at the airport in Red Lodge a facelift and will do the insulation, we already did the roof. It is currently fully leased for $ 2,000 a month and now for sale for $ 375,000 (NOI 6%) An 1800 sqft caretaker home can be built for each commercial/industrial use and the unobstructed mountain views are stunning.
The
Round Barn and Theater is still for sale, the poor thing keeps falling out of escrow. $ 425,000 if you would like to own a dinner theater with liquor and gambling license - very close to the proposed new medical facilities being built, on two acres with a small home and right off Highway 212
Since the snow fun will begin soon, I made a new website with ALL the ski mountains in Montana and ALL the groomed trails for cross-country skiing.
Break a leg! :-)
Good thing that is just an expression, but if you do break it, that would not be a problem in Red Lodge, the Red Lodge hospital purchased 13 acres north of town right along Highway 212 for a new medical complex. The land was studied for several months by the MHA Board, the hospital administration and by local and regional architects and planners to determine its suitability for a range of services including a hospital building, medical offices, helicopter service, long-term care and more. While the hospital staff studies the cost and the service models, the MHA board is seeking professional input on the footprint of the building, possible partnerships, financing options, and more.
My favorite restaurant in Red Lodge, Bridge Creek, is celebrating the fall season with the following events:

BRIDGE CREEK HOSTS ANNUAL FOOD & WINE EVENT
Chef Eric Trager of Bridge Creek and Chef Daniel Roberts of Billings' "Q" have teamed up to plan an evening of extraordinary cuisine and wine. The menu designed by these award-winning chefs will highlight the best of Montana cuisine and each course will be paired with a wine specially selected by Bridge Creek owner Peter Christ. The event is a fund-raiser for the Boys & Girls Club of Red Lodge. Last year's event raised over $14,000 and the organizers have every confidence that this year's event will exceed all expectations.
The Red Lodge Chamber Players have again graciously offered to add some classical entertainment to the evening. Between courses, the string quartet will perform for the gathering. The evening will conclude with an auctioning of some unique items and packages. Highlights include an "Evening at the Symphony," a special piece of jewelry from artist Stephen Estelle, and the "Ultimate Ski Day" at Red Lodge Mountain.
Tickets for the 2005 Rocky Mountain Chefs Invitational are available at Bridge Creek for $150 per person. Tables with preferred seating for ten are available for $1500. Through the support of our volunteer staff and numerous sponsors, a minimum of $100 per person will be donated to the Boys & Girls Club.

I'll be out of town October 20-23, but otherwise, I'll be here! If I don't answer the phone, somebody probably packed it into a box :-) Starting October 18th, my new office location will be 523 N Hauser, in the historic district of Red Lodge. To find me there, turn West on Hwy 78 at the north end of town, take the first left, that is Hauser. I am on the corner of 5th and Hauser in the bright blue Colonial on the right hand side.
See you here!
:-)
Best Regards,
