Newsletter from Montana - Minnesota
September 2008
The 200 acres I have listed in Joliet, Montana ~ they just lowered the price to $ 325,000 - wow! That would make an excellent homesite and hunting ground. There is lots of wild life in the coulees and its only 40 miles from skiing in Red Lodge and just 20 miles
to Billings!
We started at $ 560,000 for the 200 acres, then came down to $ 450,000 now down to their rock bottom of $ 325,000 (there is $ 125,000 owed on it which is assumable at 6% interest - payments of $ 800 a month until 2014 at which time it can be paid off (or keep going for another 20 years).
In Minnesota I also have an awesome deal. The horse ranch on 117 acres
with 40 acres forested north of Aitkin (that is between Brainerd and
Grand Rapids) has reduced the price to $ 525,000 (we started at $
785,000…)! Here you have a 10 acres hay field, a historic Dutch barn with
horse stalls inside, an insulated shop, a pole barn and a log sided home
with two kitchens! You will love the area, it is densely forested with
lakes just about everywhere and three state parks close by for long
rides.
Here near Detroit Lakes, Minnesota, we also have some price
reductions:
215 Acres Woods, Wetlands, Tillable: Price REDUCED to $6500/acre or $1,397,500. (from $ 1,720,000)
95 Acres with 8000+ Ft of Lakefront in Lake Park, MN: reduced to $760,000
151 Acres - 8000 ft of Lakefront in Appleton is reduced to $450K.
The 2 bedroom/1.5 bath home in the small town of Perham, MN is now reduced to $93,000.
Looking to start a new business? Mike Olson has a new listing, a
9,000+ Square Foot Commercial Building on 1/3 of an acre in downtown
Hawley, MN (near Moorhead) for just $ 90,000 The building was formerly
used as an auto dealership. The current owner operates his own auto
repair shop, but only uses about 1/3 of the space. Of the total square footage, the shop consists of 3,050 square feet and is highlighted by a 1,350 square foot showroom. The remaining section of the building is accessed by a large overhead door and consists of about 4,400 square feet.
Did I tell you the winters got much shorter in Minnesota and the
summers much drier (mosquito population is down!) over the last 20 years
or so? It still seems to be a well kept secret hence the still reasonable
land prices. But I am sure it will not stay that way for long, since
Minnesota is a very progressive state and invested nearly $1.5 million in
biotech venture capital in 2007 - the eight highest of any state,
according to Business Facilities' annual Ranking Report. This year's
report gave special credit to states like Minnesota that "walked the
talk" by financially supporting biotech initiatives.
Minneapolis/StPaul ranks among the nation's top high-tech
employment regions, according to the annual Cybercities report by the
American Electronics Association. The 2008 report names the
Minneapolis-Saint Paul region first in med-tech talent and third in
measuring and control instruments manufacturing jobs. Minnesota Ranks
Third in Global Patents, Reports Kauffman Foundation (2007)
When it comes to investing in - and protecting - new technology for
global markets, Minnesota is one of the most innovative states in the
country, according to a study published in November 2007 by the Ewing
Marion Kauffman Foundation. The study tracked the number of international
patents applications per 100,000 workers from 1998 through 2006.
Minnesota ranked third in the nation, behind Delaware and
Massachusetts. "There is no city in America where a culture of
high technology has a more pervasive presence," according to Popular
Science. Key factors contributing to Minneapolis' top technology ranking
included innovative transportation solutions, nearly 4,000 high-tech
companies and 110 Wi-Fi hot spots, and eight EPA-lauded Energy Star
Buildings. Popular Science rankings focused on the number of high-tech
jobs per capita, use of technology in schools, sophistication of medical
and emergency response systems, and extent to which a city is
wired.
Talking about high tech, here is a number worth programming into your
cell phone: 1-800-goog411. This is an awesome service from Google,
and it's free -- great when you are on the road. I am driving along
in my car and I need to call the golf course and I don't know the
number. I hit the speed dial for information that I have
programmed. The voice at the other end says, "City &
State." I say, "Garland , Texas ." He says,
"Business, Name or Type of Service." I say, Firewheel
Golf Course." He says, "Connecting" and Firewheel
answers the phone. How great is that? This is nationwide and
it is absolutely free! Watch the short clip for a quick demonstration.

Have you tried out the new Google browser?
It loads webpages lightning fast and will not soak up all the memory in
your computer as the Internet Explorer does. It does not work for highly
specialized websites which were specifically written for the Explorer,
but otherwise it will make your life a lot easier. It was named Chrome,
because that is the stuff around the website you are trying to load. At
any rate both of my websites will work fabulously well with it:

Would you like some natural light in your basement? Or in your dining
room? Or just some place where the windows don't do the job? Install a
sun tunnel, a variation on the skylight that's cheaper and easier to put
in. It will also save you some money, since about 11% of the energy we
use at home goes to lighting and daylight is free.
Sun tunnels are flexible, so you can install them around rafters and
barely disturb roofing (unlike skylights, which can require major
modifications). Numerous studies have shown that children exposed to
longer periods of natural light are healthier, happier and are higher
achievers. With this technology you can also have a solar powered vent in
the attic to keep you cool in summer. You can even install an energy
efficient light in the tunnel if you want to use the light source at
night and/or a vent. Patented in-dome reflectors capture low winter light
and increase the light input. The tube reflects 99.7% of the light
spectrum for a 30ft distance.
There are two companies out there which I found:
Velux and Sola Tube.
A professional can install the product in less than two hours and most
Do-It-Yourselfers can finish the project in one day, they say. The light
tunnels can go almost anywhere. The compact and flexible design of TDDs
allow them to be installed in just about any room, including rooms
without direct roof access and smaller spaces where daylighting would
usually not be an option. The lenses block UV transmission, so it would
be safe to put it into your closet without having all your dark suits
being bleached to an obscure shade of pink.
My daughter Tuula - a student of magazine journalism at the University of
Oregon - went to India on the first of September to get her foreign
correspondence credits. She is keeping a blog and posted some photos. If
you are interested and want to leave her a comment, here is the

Looks like the spirit of adventure runs in the family.
Hope you have an adventurous month of October until my next newsletter at
Halloween.
