This is how you can afford to have a home in Red Lodge: Buy a duplex!
I just listed a luxury duplex in the Country Club (NO home owner's fees!) with magnificent mountain views. There is one unit upstairs with decks and one unit downstairs.
Each unit
has about 1,435 sqft of living space,
two bedrooms,
two baths,
a gas fireplace,
washer and dryer in one of the bathrooms,
French glass doors to the back yard/deck,
bay windows in the living room and
each side has an oversized double garage.
Exactly one mile to downtown Red Lodge, eight miles to the ski lifts, less than a mile to golfing. The duplex was built in 1997 with color lock siding for easy maintenance. The cabinets have roll out shelves. Forced air central heating and all city utilities such as natural gas, water, sewer, etc. Country living with all the comforts of home!
The upstairs unit is currently rented for $ 800, while the downstairs unit is vacant to wait for the new owner! If you like to rent it out, it would rent for $ 850 per month. There is a rental shortage in Red Lodge and it is very easy to rent. I spoke to a lender today, he can finance it for 6.3% with a 30year amortization. If you put 20% down and raise the rent $50 for each unit it will pay the mortgage. The present owner had it built and only rented it as "no pets, no kids, no smokers" and it shows!
The real estate market in Red Lodge, Montana is till going strong. The same amount of homes and land parcels have closed this year as during the same time last year with just a tad higher prices.
I found some great land parcels in Western Montana starting around $ 500,000. Most are partly forested bordering the National Forest and they have creeks on them. No electric for the most part. If you are interested, let me know and I will send you the pdf files with photos.
Are you a "Snowbird" that prefers winters in a milder climate? Barbara Jorgensen owns a house in Cave Creek, Arizona (north Scottsdale). It is about 1400 sq. feet, 2 bedrooms with the third bedroom furnished as an office. It's in a nice quiet neighborhood near Desert Ridge shopping, golf, great restaurants, with good walking areas. The house is fully furnished with linens, dishes, w & d, patio, etc. She would like to rent it for the winter season by the month or longer. $2100/mo. Utilities, gardener included. Give here a call on her cell 805 801-8080 (EST) or email
Mike Olson listed a couple of really nice homes in Minnesota. One on 40 acres and the other with lake AND riverfront:
40 Acre in Waubun:
Nestled well off the beaten path, this property radiates the terms "peace and quiet." Set in the heart of 30+ acres of woods, nature is literally right out your back door. Enjoy walking the different trails through the woods, hunting from the 4 permanent deer stands, horse riding in one of the 9 corrals or just relaxing on the multi-level deck. This property with its many outbuildings is a perfect fit to any interest or hobby you might have.
Some of the buildings include a tack shed for horses, 2 horse barns, garden shed, 2 small storage garages and a 3 stall heated garage/shop.
The yard consists of about 2.5 acres of cut grass with various flower gardens, vegetable garden, fire-ring with patio and a row of Flowering Crab trees. These are set in a rotating pattern of purple and white. This color scheme blends well with the Poplar and White Oak trees of the property. From 2004 to 2006 the property was certified organic. The sellers missed this years certified organic application, but they continue to not to use chemicals.
The home features 6bdr/2baths with hardwood maple flooring, tile countertops, knotty pine family room that has a corn burning stove and a rustic basement with aged-wood walls and bar. $ 265,000
The
lakeshore and riverfront home is on 3/4 of an acre in Otter Tail County in West Central Minnesota. The county has 1048 lakes and boasts the most lakes per county than any other in the entire United States. The lakes vary greatly, but most have crystal clear water and are surrounded by a mix of hardwood and evergreen trees. Otter Tail Lake is 14,000+ acres and is a perfect match for this modern "North Country" home. Whether you are looking for a vacation home or a place to hang your hat, this location has it all. Located just outside the city of Ottertail (pop. 451) one would enjoy golfing on one of the numerous championship courses highlighted by
Thumper Pond Golf Course and
Perham Lakeside Golf Course.
Other attractions include exceptional walleye fishing and great boating on either the lake or on the many miles of the Otter Tail River. Most property owners use the river as a harbor to protect their boats from waves of the lake. Don't worry though, there are plenty of days where the lake is a like a mirror. Despite the top-quality beach and swimming area, the home itself is the ultimate attraction for this property. Built in 2005, this log-sided home features 2,950 square feet, 3 bedrooms, 2.5 baths, large two stall garage, an open great room, hardwood floors, knotty pine vaulted ceiling, tile flooring, solid surface countertops, walk-out basement, stereo system throughout home and garage, underground sprinkler system, great natural light and quality custom wood work. This home could be listed at $550K but is at $499K for a quick sale. No other homes in this price range compare to the quality and attention to detail put into this property. Come and enjoy this piece of Minnesota's Lake Country.
I do know of a 5 acres lakefront home near Detroit Lakes, Minnesota, built in 1978 with 7 bedrooms, 3 baths which is going into foreclosure. The shortsale would be $ 190,000. If you have some cash lying around, let me know and I will round up the details.
Acupuncture, a traditional Japanese/Chinese practice in which tiny sterile needles are inserted into body points to modulate the flow of energy, is more effective for back pain than painkillers, physical therapy, massage, heat therapy or other conventional treatments, a new German study finds. Even fake acupuncture got better results than these conventional treatments, although it wasn't as good as the real thing. The story was widely covered: Associated Press, HealthDay, BBC, The New York Times, CBS, MSNBC, and ABC.
I know it from my own experience, I had back pains for over 20 years from a variety of injuries due to horse back riding and carrying my kids on my back on long daily walks. We have a terrific acupuncturist in Red Lodge: Anton Wilhelm 406/780 1387 he has a little office above the Pizza Company downtown. He restored my back from being barely able to walk to the point where I can train and ride horses again and hike the woods!
If you are into hiking, I found a
website that lists trails from all over the United States. Just close the annoying little pop-up and type in the zip code for the area where you would like to hike. I do have a hiking page for Red Lodge on my website:
If you would like a free horse to go with that, visit

Click on "Free Horses" to adopt one.
You don't know anything about horses? Well that is easy to fix, there is an on-line Horse University
Having fun outside of your job may be one of the keys to countering work stress. In a Dutch study, people who spent more time doing leisure activities, exercising, practicing hobbies and engaging in social activities were better able to recover from work strain -and they slept better, too. So a horse property or vacation home around Red Lodge or one of those lakes in Minnesota might be the answer to a long healthy life. Take a look at my listing pages and give me a call!
