Location, location, location - I listed a home, that has all three! It sits on 21 forested acres overlooking Livingston, the Crazy Mountain Range and the Yellowstone River. Only two miles off the pavement, three miles from the grocery store and it sits serenely and privately in the Absaroka Mountains (out of the wind!). From the home its 15 minutes to Chico Hot Springs, 25 minutes to Bridger Bowl for skiing and just six minutes to fine dining and shopping in Livingston. It is beautiful you should see it! It has a two story arched window, which is mirrored inside with a stone arch. Three stone fireplaces make this home really cozy, one for wood (living room), one for gas (serves dining room and den) and one electric for the master bedroom suite, which also serves as nightlight if you do not want to turn on the heat. Granite countertops, solid core hemlock doors, custom hickory kitchen, a huge deck off the master, covered porch to enjoy the view (even looks great at night with all the city lights) and a three-car garage with shop area. There is a root cellar, which could be made into a wine cellar, I found that intriguing. The outside is stucco, so it blends well into the rocky landscape, you can hardly see it. The home is 5,600sqft huge with room to expand, so it would lend itself for a retreat, B&B or anything else you can think of, there are NO covenants and NO association fees, if the road needs grading, they pass the hat. A herd of deer made their home at the back of the property and looking toward Livingston Peak, there is an elk meadow. So far, the owners got a six pointer every year for their freezer. There are seven bedrooms and four baths, it comes furnished (log furniture!) and tastefully decorated for a turnkey operation. If you have no use for the furniture, make an offer! The Red Lodge Ski Mountain was bought by JMA Ventures LLC. The deal closed on October 22, 2007. JMA Ventures also owns Ghirardelli Square in San Francisco and the Homewood Mountain Resort in Lake Tahoe, along with the ski mountain there.
The manager of this ski resort came to see me last week and bought some acreage, just in case he will be transferred, but he also feels that this purchase would be a great investment. When he moved to manage the ski resort in California, he bought a lot there for $ 49,000. Now it is worth close to a million. So, this is a hot tip and anything you can snag here is probably a good investment.
Lots with sewer service within a mile of downtown Red Lodge cost $ 90,000 for half an acre (you will still need a well). Lots with all city services start at
$ 95,000 for 15,000 sqft.
Six to eight miles north, you can buy 3.5 to 5 acres for $ 140,000 to $ 185,000, where you need septic and a well.
63 lots smaller than 20 acres have sold around Red Lodge this year until today with a median price of $ 125,000. 33 of those lots were under an acre in size.
I just listed
14 acres with a small spring fed creek for $ 145,000 fourteen miles north of Red Lodge. This lot has fabulous mountain views and is all level, so you can build a barn for your horses. Roberts is situated 1,500 feet lower than Red Lodge (5,700ft elevation) which makes a big difference regarding snowfall and road conditions during winter months. From there it is only 40 minutes to Billings, if you need to commute to work.
The rentals in Red Lodge are scarce now and will get scarcer, so you might want to take a look at the
Duplex I have listed. It hardly ever had a vacancy and I do not think it ever will even if you raise the rent.
Many people commute to Billings from Red Lodge for work. Billings is growing at a rapid rate also and the GE calling center is moving in along with Cabela's. The unemployment rate in Billings is 1.9% and they are running out of workers! The foreclosure rate in Montana is less than 1% of all mortgages, which amounts to just a handful of properties statewide for the year. The
automotive shop I have listed in Billings lowered its price to a measly $ 785,000, which is a steal, you can make that back in a little over a year!
In Bridger, which is half an hour east of Red Lodge, a new sawmill opened up. They have 22 employees, which is a lot of people for that small town.
Now for NW Minnesota, which is still an undiscovered gem, the winters are getting milder and there is plenty of water even though the summers are drier there now too, which keeps the mosquito populations to a bare minimum. The ground is fertile and the huge forests are harboring plenty of wildlife, while the lakes are full of healthy fish. But, since word did not get out yet, we just listed
80 acres for a measly $ 63,500 On the border of Kittson and Marshall County. Kittson County is part of the "WATERS of the Dancing Sky" while Marshall County, where this land is located is part of the "LAND of the Dancing Sky". This is one of the best locations in the lower 48 to experience the Northern Lights.
Another bargain to be had is a
Shop/Home/Office right along Highway 10, which connects Detroit Lakes (lake cabin country) in Minnesota to booming Fargo in North Dakota with about 11,000 vehicles passing by daily; great location to jumpstart a business. On top of this, the building provides separate 1200 sqft 3bdr/1bath living quarters, which makes the commute to work nonexistent. Directly connected to the home is a 15' x 35' office. This office has a separate entrance, which provides a great space for work of any kind. Two additional garages are attached to this office and have been used as storage or auto repair facilities. Certain land in Minnesota is very productive and does not even need any kind of irrigation. We have

You can almost see what they are thinking as they pre-judge this guy, based on his looks and the fact that he is a cell phone salesman. Maybe this man stopped believing in what people told him and ultimately started listening to his passion.
