If you are looking for a good reason to relocate to Montana, the
automotive shop reduced the price to $ 850,000 - it is a turnkey operation on an acre
right downtown in the largest city in Montana.
Also
the motel turns out to be a gold mine as predicted with Laurel growing like a weed. They are renting the 10 units by the week or month - less cleaning to do... and they are taking in $ 7,200 a month. What a bargain at $ 199,000!
I have the one and only
duplex lot listed in Red Lodge in the country club for $ 95,000. If you would build a duplex there with 2bdr/2baths/2garage each unit, you can rent out each unit for $ 950 a month, or live in one side and your mother in law in the other....
If you rather live with your plane than with your mother in law, but would like to have a view of the ski runs and to be just a short walk from downtown Red Lodge, take a look at this
hangar at our airport.
Regarding land parcels I just listed three in
Sheep Mountain Ranch, which is 15 minutes west of Red Lodge with private access to the National Forest. The riding/hiking trail is spectacular and soars along the edge of the Sheep Mountain formation. You can see five mountain ranges from there, except the Beartooth - the highest mountains in Montana are looking right at you. There is a hiking/horse trail all around the subdivision as well and so far we counted 35 different wild flowers.
Let's start with the most affordable, just right for a cabin with solar power, access is seasonal and because it is in the foothills, there is not much in the way of level land, but there are plenty of trees spruce, aspen, pines...

The 21 acres parcel is right at the entrance, so there is year round
access; power is not too far away either. It has a big grassy hill, which
the deer and elk just love, and a big aspen grove with some surface water.
You will often see a moose wander through there. You could build a cabin
among the aspen or shelter your home into the hill for stunning mountain
views. $ 295,000
Then we have the
97 acres, which the owner of the ranch had set aside for
himself. Electric and phone are on site. The acreage is rolling with some
level land, has year round access and features a pond among the aspen, big
spruce trees, pines and absolutely stunning mountain views $ 1,150,000
Last fall I wrote about the Bull Mountain Coal mine south of Roundup (half an hour north of Billings). Lo and behold, they received state approval to significantly expand the area to be mined. Mining will start in December of this year. The company also is seeking another major amendment to its mine plan to modify a coal-hauling railroad loop and to add new processing facilities. The company estimates that it has 144 million tons of coal reserves for the first 21 years of mining. Overall, the company has an estimated 340 million tons of coal reserves, which is the last significant reserve in the United States which is contiguous. At full production, the mine will produce 11 million tons of coal a year. The Bull Mountain mine, whose history dates to the 1880s, is Montana's only underground coal mine.
The mine extracts coal with a machine called a continuous miner, which leaves some coal as support pillars. But the company intends to switch to the more efficient longwall method. Longwall mining uses a machine that extracts almost all of the coal from panels called longwalls. As the machine advances and removes coal, the ground above the mined-out area collapses or caves in, which is nice. No surprises later as we have with
old mineshafts that were never filled.
At any rate, Roundup is definitely pulling out of the doldrums and land in that area is probably a good investment. I listed a beautiful 20 acres parcel at the NW edge of town for $ 65,000. It is at the end of the road, has a well, which pumps 19 gallons per minute and has electricity via power poles on site. The land features pine tree covered sandstone formations to the west and east; it is very picturesque. Hunting in the Bull Mountains is excellent!

After that little break, let us mosey on over to Minnesota. I listed a whole subdivision there just north of Park Rapids. There are 2.5 to 3.5 forested acres with a common park, playground and picnic area and common walking trails. The roads are paved, utilities on site and only a few miles from the quaint little town of Park Rapids, with interesting shops and excellent restaurants. The town also has the old style lanterns installed, just like Red Lodge, except there you have lakes instead of mountains all around you. Both places have endless acres of forests in front of their doorstep. Just $ 25,000 to $ 30,000 each!

Few homes exist on this body of water so if peace and quiet is what you are looking for, this property is it! Just $ 229,000
Located just 35 minutes from Fargo/Moorhead, the property is ideal if you enjoy seclusion with a large metropolitan area near by. Fargo/Moorhead's population is about 180,000 and growing fast. In the other direction one will encounter hundreds of lakes all set in the beautiful surroundings of Minnesota hardwoods.
If eight acres on the lake are not enough for you, about 189 additional acres could be purchased or leased. This tract of land features a large pond and lake frontage on both Fig and Rossman Lakes. Rossman Lake is 240 acres and 20' deep with excellent MN walleye fishing. This lake is only partially developed and the shoreline remains in its original state of woods and rolling hills. The complete Minnesota retreat can be purchased
for $3 million.
If you would enjoy just an acre or two on a lake, Mike listed two of those on Big Toad Lake. Big Toad Lake is a large Minnesota lake set in the beautiful rolling hills of Becker County. The area is heavily wooded and as one looks across the lake this is evident. The lake is over 1,660 acres of wide open water, and is renowned for its Walleye, Northern Pike, Crappie and Bass. This is a secluded and peaceful body of water.
Parcel A consists of 2.17 acres with mature trees, 240' of shoreline and about half an acre of buildable land with utilities and no restrictions. $115,000
Parcel B, is 1.41 acres with mature trees, 150' of shoreline and also about
half an acre of buildable land. Power runs through the lot and the land
has been approved for a well and septic tank. $95,000
Oh, I almost forgot. I am making a five minute TV infomercial that will be broadcasted on PBS five minutes before prime time. I sent a photographer up in the air to take some stunning footage of Minnesota lakes and farm land. I will also show photos of Montana of course.
