Now why did they use "Nye" in their address line? Quite a co-incident, I just received a listing for 45.5 acres in Nye, Montana, this morning! It is a stunning hillside with drop dead beautiful mountain and river views and river access. You are looking at the second highest Mountain in Montana from there, which is Mount Wood at close to 13,000ft with glaciers hanging around its peak. All the mountains around you are in the National Forest and at the end of the road going west a few miles down from the property; you have a 26 miles trail to the Yellowstone Park through the Wilderness area. The area receives the warm Chinook winds in winter, so there is hardly any snow in that little pocket of Montana.
The five acres parcels along the river in front of it sell for $ 200,000, but
this hillside has much better views and you can still catch a couple of trout for lunch from your river access right off the property. Not only that, but your horses have more room to roam! If you always wanted an earth bermed home with a walk-out basement, this property sure would lend itself to that. I have not been out there to take photos yet, I will do that tomorrow. However, the owner sent me four photos he had taken from the property on a stormy day, the rest is from Google Earth, and then I added some other photos I had taken previously of the area. If you run your mouse to the top of the photo, it will tell you the location. The area features an Elk Herd of 300 head, 1,400 deer (!) and moose, but I do not know the exact count for those. There are also mountain sheep (their winter range is right next to the Stillwater Mine), mountain goats and of course black bears. I have seen more wildlife there than in the Yellowstone Park! $ 348,000
The other new listing I have is a
20 acres parcel near Joliet on a hilltop, close to the stars and with views of the Rock Creek Valley and the Beartooth Mountains with the Red Lodge ski mountain 30 miles to the south. The top of the hill is just slightly sloped, so again you could build an earth bermed home and a walk-out basement, the rest of the hill is treed and it has interesting rock outcroppings. Beautiful homes have built in the area to enjoy the bird's eye view from up there. Only 30 minutes to Billings... $ 135,000
The unemployment rate in Billings now slipped below 2% and here in Red Lodge with all the new construction going on, we certainly could use a few more electricians...
We have a whole pride for barn cats in Minnesota, but they are having so much fun in our new riding arena and became friends with the horses, we did not want to break up the set to have a house cat in Montana. So I called the Beartooth Humane Alliance here in Red Lodge, which started out as "Nip 'N Tuck" a free spaying and neutering clinic for strays, barn cats and the like. The sponsors managed to get nearly 2,000 animals "fixed." This same organization has now founded the
Humane Alliance and is working hard to find homes for lost and found animals, also. The city agreed to give them a small parcel of land and they are trying to raise money to build an animal shelter. So far, foster parents, who have to attend a brief animal handling class, are keeping the animals. To adopt an animal, the future "parents" have to fill out an application form on their website and references are checked, before an animal is released to their new owner. All animals convey fixed, micro chipped, wormed and with up to date immunizations. If you would like to help out this marvelous organization, contact info@beartoothhumane.org 406-672-6960 Diane Zook or Susan Burry 406/446 2563
Our new Christmas cat named "Cookie" successfully batted down one Christmas ornament, but later managed to bat the angel off the top while we were at the airport picking up kids...
If your New Years resolution included to acquire a lakefront property with 2,300 ft of lakefront on 34 acres for $ 225,000 or less which has to include a home, here is a
fire sale if you ever saw one: we had it listed for $ 290,000 but now the price is $ 225,000 or best offer!! The property is actually not very far from our farm. What I like about the area are the softly rolling hills clad in different colors because of the different crops, interlaced with old growth tree stands, lakes and farmsteads. Small State Parks in abundance managed for wildlife and millions of acres of forest managed for timber.
Mike also listed a
new construction home for only $141,100 with access to Duck Lake on nearly two acres. The lake is 97 acres big and 12 feet deep. To qualify for the prestigious name of "Lake," a body of water has to have 10 acres of open water in Minnesota, otherwise it is termed "Pond." Duck Lake is located just north of Lake Park, MN and is 35 miles east of Fargo, ND/ Moorhead, Minnesota. This home is across the street from Serenity Shores Park. The park provides all homeowners of the development shared lake access. If you enjoy the outdoors, this development is the spot for you. Ducks, geese and pelicans frequent the lake. Anglers can test their skills as local fisherman talk of 20+ pound northern pike being caught in these waters. The 1500 square foot home is a beautiful rambler with an open floor plan. It is a great place to call home!
If you do not care about acreage but would rather live in small town, Mike listed a
home in Hawley on one acre for $ 119,000
This well-kept Minnesota home is perfect for a family looking to be in a great community and close to the city's parks and schools. Located just two blocks from Hawley Schools, the property features a huge yard that is perfect for young people to enjoy. Another alternative is for the person who likes gardens as there are plenty of prime spots to create flower or vegetable plots. The home also features 3 bedrooms, 1.5 baths and 1,614 square feet with a 2 stall detached garage plus carport for a boat.

For those of you who like to fish check out the
Minnesota Department of Natural Resources and use the lakefinder tab to search Big Cormorant and Pelican Lakes. These are popular destinations for Hawley Fishermen. (Just do not tell them I told you about it!)
Were you looking for a rental property as an investment? We listed a
Tri-plex in Barnesville for $ 120,000 with a 10% cap rate! Barnesville is a great community located between Minnesota Lakes Country and the metropolitan area of Fargo, ND/Moorhead, MN. With a population of about 2,200. If there is one symbol of Barnesville's beginnings and growth, it would be the boxcar. In 1877, James J. Hill, the railroad tycoon who built the Great Northern Railroad, completed the first track to the city and the days of being a railroad town began.
Did you get a gift card for Christmas for which you have no use? Almost $5 billion in gift-card credit disappears into thin air (read: expires) each year in the United States; convert your credit into cash for your favorite charity instead of watching it expire:
You can either
sell your gift card for 60% to 80% cash, or you can
trade it in for somebody else's gift card.
If you like to avoid greeting the New Year with a hangover, have a glass of water in between each alcoholic drink. It works like a charm, they say.
Happy New Year!
