The
cabin on the Stillwater River for $325,000 - that I had promised you a couple of months ago - finally came on the market. It has two bedrooms upstairs; bath, living room and kitchen are downstairs. In addition, a small studio comes with it. The lot is almost an acre and while it reaches to the middle of the Stillwater, the Stillwater Road goes between the cabin and the river, hence the price. It would be double that otherwise. At any rate, it still sits in one of the most spectacular canyons in all of Montana and would be ideal for an artist, photographer, fly fisher or hunter; the wildlife is just thick out there.
Do you need room for a horse? No problem. The price for the
forested 20 acres in Eagle Point was just reduced to $59,000. It has total privacy, since a healthy stand of pine trees surrounds the acreage on three sides. The building site slopes softly down to the south, so you would have not only room for a nice walk-out basement, but also a stunning view across the treetops into the most fertile valley of Montana with views reaching all the way to Wyoming! The covenants are kind of loose and the subdivision features big homes, tiny cabins and manufactured homes on a permanent foundation. Once a year a hat is passed around for plowing and road maintenance. The subdivision is one whole section (640 acres) divided into 20 acres tracts, but each lot has privacy because the terrain is hilly and forested with interesting rock outcroppings and canyons six miles from the town of Bridger and about 30 miles from Red Lodge for skiing and
40 miles from Billings for jobs and shopping.
If you are serious about a job, you might want to consider Park City. Park City is a friendly small town just six miles west of Laurel, 19 miles east of Columbus and 18 miles west of Billings. This is a
beautiful 14,000 sqft lot with trees all around, including one gnarly apple tree which still bears fruit. The north borders some open space. There is a fence along the north, to the east the last owner planted some bull pines along the property line and the west features a seasonal stream.
The electric is underground to the lot and one of the small sheds is actually a shop. It has electrical outlets, a work bench and features a skylight. The sheds - one is metal, one is wood, are of 2004 vintage and are 160sf and 96sf small. There is even natural gas on the property and a well with good water. Sewer is provided by the city. The pressure tank and water filter are sitting below ground next to the well. There are also some underground sprinkler heads to be found and the control for the sprinklers is still there. Maybe with a little talent the system can be made functional again.
Manufactured homes are welcome. There is a train going through town several times a day, and they often honk because the wives of several train drivers live right in town!
Mike Olson, our top agent in Minnesota, passed his broker licensing examination, and he will be our new designated broker for Minnesota and North Dakota starting July 1, 2011. Three cheers to Mike! To start off, his first task as a freshly baked broker, he is going to list an automotive shop near Detroit Lakes for sale. If that is of interest to you, send me an email and you will be the first to know when it comes on the market. It is the best automotive shop we have ever encountered; they are correct in their diagnosis what is ailing your car the FIRST time and know how to fix it efficiently. The crew will stay on if you are so inclined!
My journalistic daughter got a job as a blog writer and this is what she has to say about
"the most powerful consumer" Well, in real estate we say: "if mom isn't happy, nobody is happy." So don't forget, Mother's day is just around the corner! -
If you always wanted to own a coal, gold, vermiculite or iron mine, but were afraid to ask, I can help you with those as well. I just got two new listings. One is an
89 million ton coal deposit with the unique feature of one 80ft tall coal seam.
Usually coal seams are not that tall, most of them are just high enough so you and your mule can stand up in it, but 80 feet? Wow! So all of those 89 million ton of 10,500 BTU steam coal congregate in just one section of 640 acres in Wyoming. It would be perfect for a "clean coal" enterprise to just sit on top and cook it all into some usable product - only 44cents per ton!
Vancouver Island in British Columbia, Canada, was and is famous for its iron mines. I have
4,000 acres with 100M+ tons of Iron up for a joint venture there. The deposit is near an old iron harbor, which could easily be restored and outfitted with loading facilities. $2.5MM will get the show on the road - or on the ocean in this case.
Now for a bit of Montana gossip. Remember the fancy Dan Yellowstone Club with its "Nice Millionaire Members Only" policy? Well, it went belly up. And now to add insult to injury 160 acres with two "guest cabins" - the main house was supposed to become "the most expensive home ever built in the world" - was never built - and reserved for his own use by ex-billionaire Blixseths is now up for auction on May 20th. You can register for the auction until May 16 with proof of funds, bidding starts at $11MM. Purchase of the property does NOT guarantee membership at the club(!)
Let me know if you would like to get the brochure, I have it here at the bottom of my hard drive and can email it to you. Here is the description:
"Auction: May 20, 2011
"Nestled in the conifer forests of the ultra-exclusive Yellowstone Club*, the 160 acre "Family Compound" is among the most unique offerings in the history of the Big Sky area of Montana. Yellowstone Club, the world's only private ski and golf community, was founded in 2001 by Tim and Edra Blixseth. The Blixseths set aside and retained ownership of a premium 160 acre site inside the boundaries of the club a stone's throw from the site of what was to become the Warren Miller Lodge. Set amidst the lodge pole pines and overlooking the ski slopes of Pioneer Mountain they built two 2,240 square foot, three bedroom residences situated at the end of a long driveway. Each cabin features an open floor plan with finishes that can only be classified as "rustic-elegance". Yellow Mule Creek runs year round through the property's western boundary. The minimum for qualified competing bids is $11,100,000 and will be accepted until May 16, 2011. Additional information about this auction and the rules governing competing bids will be made available upon request. *Membership at Yellowstone Club is not included as part of this offering. Buyer may apply to The Yellowstone Club for membership, however membership is not guaranteed. Independent investigation is advised."
Here is a blog in the Oregonian from 2008 telling how Warren Miller, the legendary filmmaker who for half a century has documented skiing's evolution, got into this - "Envy"? Not hardly! - or shall we say "not anymore"?
BUT, there is a new listing of mine on the horizon not far from there - 10 acres for $175,000 or so, stay tuned until my next newsletter at the end of May for details!
:-)
Best Regards,
Dorothea Lowe, Broker
