Newsletter from Montana - Minnesota

I am sending you this newsletter a few days early, since I have a listing I got at the beginning of the month and it will be withdrawn tomorrow unless I have somebody who is interested in buying it. It is a
10 bedroom/4 baths home on five forested acres near Gardiner close to the year round NW entrance of the Yellowstone Park. There are 50 miles of ATV or cross country skiing trails right out your front door, and the area is of course swarming with wildlife. It started out being built as a single family home with in-law quarters at the bottom. The present owner made a B&B out of it with an annual gross income of about $ 40,000 and that is only renting out the top portion with 7 bedrooms/3baths. If you would hire a management company (they charge 31% of the gross), you could rent out the whole complex as a vacation rental to weddings, reunions, or use it as corporate retreat and such which would easily pay for the management fee. The annual utilities run $ 6,000 (including 2 phone lines, Internet, TV) and taxes are $ 3,500. From here you have the adjacent National Forest to hunt and the whole Yellowstone Park for fishing. Just up the road are Chico Hot Springs and going back toward Bozeman, you will have Big Sky or Bridger Bowl for downhill skiing. On the property itself, is a historic log cabin, built in the 1890's which has been chinked and is used as a bunkhouse (no bathroom). These five acres used to be part of the Jardine Gold Mine and there is an old mine shaft still on the property along an old log cellar and the original "Welcome House" built in 1905. If you like to revive it, it needs a new foundation.... As you drive up to the property from Jardine, you are passing by the original Jardine gold mine buildings, where the gold miners used to sell their gold dust. The
automotive shop in Billings is throwing in the towel, and they are selling just the buildings and land for $ 399,900. (You can still also buy the equipment and business, or part of it depending on your budget, of the famous "Magic City Auto Repair", the towing business, the racing business, etc.). It is in an excellent location, even if you want to do some manufacturing there or any other business. It is between the business route going into the inner city of Billings and I-90. The building is a 5,980 sqft metal building, with four 12' overhead doors + 3 box cars and loading dock. The lot size is almost an acre with a chain link fence around it. 440V, concrete floor with a concrete bib in front of the doors. Inside is a paint booth, office/retail area, etc.
The
Timberframe home on 2.3 acres overlooking Red Lodge fell out of escrow (buyer changed her mind about moving), which threw the seller for a loop. They had their bags packed to move to Texas. Do you own a home in Houston you would like to trade? At any rate, they reduced the price on their home to $ 647,000 to reflect the price they had been offered.
If this is still too rich for your blood, Bob Anderson listed his
cheerful 2bedroom log cabin in downtown White Sulphur Springs for $ 69,900. Of course if you are within minutes in the mountains and National Forest, "downtown" takes on a whole new meaning, you are glad to see some sign of civilization, even if its just a gas station a few blocks down the road, since you can drive for hours in that area without seeing anybody. There is no zoning in White Sulphur Springs, so you can arrange that little cabin to be a coffee shop, quilt store, office or anything else you can think of. There is a motel across the street, so any business there should do well.
And now we skip over to Minnesota. The
117 acres horse ranch I have listed in East Central Minnesota has reduced the price from $ 765,000 to $ 699,000. Not only that, but the owner will carry $ 300,000. There you have ATV trails and ski trails right on your own property. The historic barn has been restored to be a horse barn and the 6 bedroom/2 baths home has a kitchen on each level! There is a heated shop and pole barn for all your snow mobiles and boats, which you need for all the surrounding lakes.
Mike Olson listed a
3,600 sqft home in the growing community of Hawley for $197,000 This home features 4-5 bedrooms with an additional 6th bedroom that is unfinished. The total finished space is about 2,900 square feet and hosts three bathrooms, two large family rooms, dining area with kitchen and many possibilities depending on your needs. Two of the bedrooms could easily be used for entertaining purposes as one has a gas fireplace. The home is also highlighted by an unfinished 4-season sun room that overlooks the nearly 1/3 of an acre yard. This home was built in 2002 and has great character with its vaulted ceilings, unique wall construction and different roof lines. The walls of the home are a Structural Insulated Panel System. This detached garage has water run to it and is lined with quality storage cabinets.
Hawley is set right between the Lakes Country of Minnesota and Fargo, ND and Moorhead, MN. This location provides the best of employment opportunities in Fargo/Moorhead and fun of Minnesota lakes. Whatever your wants or needs are, this home and this community are surely a place you can enjoy.
James Hannon listed an income/commercial property near Detroit Lakes in downtown Audubon for $ 195,000. It is an older two story
5,124sqft brick building with apartments on top and a commercial space with cooler at the bottom. There is all kind of food processing equipment inside of the vacant shop with the cooler, we have not quite figured out what all of that is, but we are working on it. If it would be me, I would sell the cooler and equipment, restore the beautiful old brick building and put apartments downstairs as well. This area sure can use some more apartments for rent. The present apartments there have been rented for 20 years with just one month of vacancy! Thrown into the bargain is a 24' x 88' manufactured building on the lot next to it which is rented to an automotive shop.

If you are craving some fuzzy love without the long-term commitment, you might want to volunteer at a farm sanctuary - a safe haven where homeless animals are protected and treated like the good, earthly neigh-bors they are. We already know that being around animals helps us live longer, and helping out at a farm for a day can be kind of fun, anyway.
Farm sanctuaries take in animals - such as retired racehorses, former lab rabbits, and livestock too sick to be sold for meat - and care for them (thanks to dedicated volunteers...like, maybe, you).
It might even be something to put on a resume. Employers and college admissions boards take into account the fact that you are helping out in the community. Many farm sanctuaries specialize in certain animals, such as ducks, horses, and rabbits - so you can work with your favorites. I heard in Ireland, a farm sanctuary was flush with donkeys because they live up to 40 years and often outlive their owners.

We now have 28 (rare breed) chickens at our farm and with the three horses, five cats and two dogs that makes 38 pets, no "empty nest syndrome" here. Have a wonderful month of May and let me know when you have time to come out to start your own mini farm.
